THe problem
Something’s missing in “the missing middle”--Affordability.
- Without family help, almost no young adults can afford to buy a home in the Portland area.
- Many older adults cannot afford the cost of maintaining the homes they have. For many, the design of the home has become challenging.
- Neither young nor older adults want to be displaced in order to have a home where they can thrive
- Many of the new, smaller dwellings are being used as market-rate rentals, not affordable ownership options.
What is the missing middle?
Intended to add more affordable housing, these are options other than single-family homes, or large apartment buildings. Duplexes, triplexes, 4-plexes, ADUs (accessory dwelling units), cottage clusters, small apartment buildings. Adding these kinds of traditionally available units was supposed to bring home-ownership into reach for more people. It has had very little impact. This is partially because there are other factors besides price which affect whether people can make a purchase. Also, very little has been done to ensure that many of the new properties are workable for people in the later years of their life.
THe Solution
Renovation and co‑ops fill the gap
By renovating under-used homes and properties in our neighborhoods; creating new, smaller, separately-owned homes, we can create true affordability - and accessibility while we are at it.

Who we are
Our co-developers
This program is the brain and heart-child of Rachel Hemmingson, a maverick, social activist with deep understanding of residential real estate, mortgage lending, our current senior housing models, the economics financial advisors cannot help with, and life transitions. She has tinkered with this vision for many years. In the fall of 2025 she saw the stars align in the larger community, and sent out an invitation to people she knew and respected who might help. She was abundantly clear that this vision could in no way be realized by one person. A team was needed.
And a team stepped up and grew and evolved and here we are.
